A council-backed proposal to demolish a dozen garages and erect a wheelchair-friendly home in their place is set to be decided next week.

Greenwich’s planning board will meet to decide the outcome of the council’s own application for land adjacent to 1-8 Rydons Close at Eltham on January 21.

The council’s proposal includes bulldozing 12  landlocked garages to build the single storey, four-bedroom wheelchair accessible house.

Alongside the new home, a drop-off bay and off-street parking area for four vehicles would be constructed.

In a planning statement, the authority states the new home would form part of their council-housing stock and would be provided at affordable social rent, the most subsidised form of rent.

The scheme is the latest part of the council’s plans to build homes for social rent across the borough, with 750 homes planned to be delivered by 2022.

In their planning statement, the authority says the project “presents an opportunity to provide much needed social housing on a site which currently

holds underutilised parking”.

The council acknowledges in their report that the development would result in the loss of 12 car parking spaces, which are currently used by surrounding residents.

According to a “parking stress analysis” undertaken by the authority, the park is most busy between 12.30am to 5.30am, when most residents were at home.

However, even at that time just over a third of the carpark was being used according to the council.

“As such it is considered that the loss of parking would be able to be accommodated within the street. As such the loss of the car parking and garages is acceptable,” the report stated.

It’s the only item due to be considered at the January 21 planning meeting.
