Plans to bulldoze an old coach depot in  Sidcup for new homes are set to be approved.

Planning experts at the council have backed proposals to turn a “derelict” and disused coach house in Wren Road into apartments.

According to the developer: “The property is just disused land which, should consent be granted, will bring life back into the road again and make the frontage a more pleasing residential setting.

“The property is brownfield land ready for redevelopment.”

If given the green light next week, the site will feature four apartments, two one and two two-bedroom apartments.

Whilst admitting there are issues, officers have now recommended that councillors approve the new homes at a planning meeting next week, June 27.

In a new report, officers said: “The proposal is not considered to have a materially harmful effect on the character and appearance of the area.

“Whilst the new buildings will be visible to surrounding neighbours, the spatial separations and sympathetic scale/nature of the development is considered to be satisfactory, so that neighbours will not be directly affected in a harmful way by the proposed building.

“The proposals for the additional dwellings are unlikely to generate any significant levels of net additional traffic in terms of capacity for the adjoining highway network.”

A previous application for six flats was thrown out by the council in April.

The council refused earlier plans because of its design and height, and the development’s potential impact on parking.

According to the decision notice: “The proposed building is considered to be assertive and not in keeping with the prevailing character and appearance of the immediate area of Wren Road and Lewis Road.”

In the new plan, set to be approved, there is one parking space for each apartment.

The developer said of their scaled back plan: “The proposal helps fulfil a local professional person housing need in the area and fits comfortably in the location proposed with all the facilities that a modern-day property offers.”

Neighbours are still not convinced however, with one Wren Road resident commenting: “This is an area of parking congestion. This will bring additional  traffic in to the area, a known rat run. [This] could lead to highway safety problems, and there should be double yellow lines added at this section of road.”
