Damp has ruined everything, says housing association tenant

DAMP in a housing association tenant’s house got so bad his asthmatic son was unable to come and stay.

Roy Eldridge said he had been complaining to London and Quadrant (L&Q) for more than two years with no avail because his flat in Darenth Road, Welling, was overrun by damp.

The 37-year-old: “Everything in the house has got damp. I have gone through three different beds and I’m sleeping on the settee. I can’t have my son, Jacob, here because he has got asthma.

“I can’t put the heating on because it rains down the walls – it is absolutely freezing.”

L&Q said it had repeatedly tried to contact Mr Eldridge about completing the work, but had been unable to arrange a date.

A spokesman said: “We are committed to working with Mr Eldridge to ensure that this is done as a matter of urgency.”

Last Friday it agreed to start work today (Wednesday, February 8).

Mr Eldridge said: “I’m feeling quite positive. It is the best news I have had in a year.”

“They have allowed a contractor to do it. I know him, he’s a really good guy. I’m really relieved.”

I'm not a builder, and obviously I've not actually seen the property, but that looks like condensation damp. I'm a landlord and it's been a problem with a particular set of tenants who did about ten loads of washing a week (two very small children) which they dried inside, but they didn't open any windows and refuses to have the heating on.

Thus the water vapour is drawn to the outside walls & windows, where it settles and then grows mould.

True damp is pretty rare these days except in basements - I hope if it's condensation they educate him about how to prevent it happening again!!

If this was condensation it must be bad to pour down the walls -nothing to do with exterior wall problems then MsChevious?
Condensation can be treated with bleach if its only affecting the inside walls, once bleach has been used it often stops re-growth, if there is an underlying problem such as damp seeping through exterior walls then quite frankly no matter how often its wiped off or treated inside it will not go away, humidity extractor fans should also be used in bathrooms and kitchens to help prevent humidity but again they cant dry out walls if damp is caused by rain can they, being a landlord you should be aware of that i would have thought, especially when external wall repairs are down to a landlord are they not? Also mold and damp are the most dangerous to an asthmatic, I hope this is sorted soon and your able to have your son stay over, it must have got that bad to go to the papers.
