A BAD result for ASDA left traders celebrating as controversial plans to bring the superstore to Belvedere were knocked back by councillors.

Bexley Council’s planning committee went against their officers’ recommendations on Thursday and emphatically opposed plans for ASDA to take over half of the B&Q store off Lower Road because of the impact it will have of local trade and traffic.

Council officers will now re-examine the application and produce another report, including possible reasons for refusal. The report will then be considered at another planning committee meeting and a final decision made.

Spokesman for campaigners Belvedere Against ASDA Development (BAAD), Amit Patel said he was ‘ecstatic’.

Mr Patel, who has run Belvedere News, Food and Wine in Gilbert Road for five years, said: “As a retailer I am very pleased but as a resident of Belvedere for more than 25 years, I am delighted.

“It means survival. It will be able to earn money to support my family, which is what we all aim to do.

Mr Patel said he hoped the same conclusion is reached when the matter comes back up after officers have re-examined the application.

He said: "The planning committee obviously had a strong coase to reject the ASDA development. They need to stick to their guns."

Despite ASDA’s pledge of 300 jobs and greater consumer choice, the plans attracted 375 letters of objection and a petition with 409 signatures from people fearing the development could wreck local trade and bring traffic chaos.

ASDA said its consultation revealed 90 per cent of people supported the plans, which were first announced last July.

Council officers said a ‘robust assessment’ showed traffic levels would be acceptable and studies showed the plans ‘would not harm the vitality and viability of surrounding shopping centres’.

BAAD protests included leafleting residents, putting up posters and encouraging people to write to the council.

At the meeting which attracted more than 40 members of the public, Mr Patel, 35, said: “Traders up and down the country are being forced out by supermarkets. We cannot beat them on price.

“ASDA will create jobs, but for how long?

“How many jobs will be lost and how many livelihoods will be lost?”

Councillor John Davey described the jobs promise as a ‘red herring’.

He said: “The people of Bexley can only eat so much food. They are not going to eat more as a consequence of this being built. There will be a loss of employment elsewhere to make up for the loss of people going to other shops.”

Councillor Margaret O’Neill added: “I am absolutely concerned that ASDA will be the death knell for a lot of shops.”

ASDA said it would improve the junction at Picardy Road to allow vehicles to turn left easier and incorporate pedestrians better, as well as extending traffic islands to prevent illegal u-turns in Lower Road.

Councillors remained concerned. Cllr O’Neill said: “I think the increase in traffic will overwhelm the population.”

ASDA’s senior property communications manager, Chris Martin said he was disappointed. He added: “By rejecting our plans they have deprived the local community of 300 new jobs, increased shopping choice, road improvements and wider community benefits.

“They have also ignored the support we received from across the community including residents, businesses and those seeking jobs.

“Their decision was made despite the fact that the Council's own officers recommended approval and gave our plans a clean bill of health.”

I find this rejection astonishing to be honest. What trade is there in lower Belvedere? Chinese takeaway/pizza shop/a chemist that's never open, a vet's, an electrical shop/dentist and an over-priced Tesco Metro. As for Mr Patel's shop - does he honestly think he'd lose any trade? It's a newspaper/local convenience store for heaven's sake. All we have now is an over-priced Budged and an even more expensive Co-Op in Belvedere village. Morrison's must be over the moon !! How disappointing.

Good result, people have to remember this is'nt nothing to do with benefiting the local community its all to do with asda making their company bigger. As for the 300 jobs for the local community yeh right

Totally agree with ADJ.
There would have been a reasonable priced store and more jobs.
Anyone ever manage to go in budgens or the co-op and actually get everything they need or are after??
there is never much meat in store and what is left is hugely over priced.
There's hate against the big stores, but what about the corner shop that charge a fortune for small things because they can - because not everyone can make it to morrisons on a weekly basis without transport and have to rely on shops within walking distance.

What a small group of narrow minded people whi still live in Belverdere. The area is classed as a wasteland and with Asda coming in to upgrade roads, job prospects and bring new life to an area that has been forgotten for a while I fear that Belverdere as a whole has cut it's nose off to spite it's face! As I regularly drive through Belverdere and I notice that the only shops available to "local residence” are newsagents and fast food sellers. Stupid decision! The local Belverdere people need to realise that the area is classed as a wasteland now and unfortunately forever! Good luck with the house price crash!

I think it's a shame their won't be an ASDA in belvedere. It certainly needs something to lift it and think it would have been a good opportunity. I understand corner shops are trying to make a living but some of the prices are ridiculous and half the time the food is nearing it's sell by date a bit too much for my liking. For people on a budget supermarkets work out much better value for money in my opinion, but I suppose you can understand people wanting to protect their businesses and their source of income.

Research shows that supermarkets are not value for money. A recent documentary showed dubious practices in how products are sold, things like selling something for more but advertising it as a 'saving'. It highlighted bad practices throughout the industry. I'm glad this didn't go ahead. ASDA is no friend of working people, same is it's owner, Wallmart.

Hmm, and corner shops are friends of working class people are they? Corner shops are a rip off - they know people go in there to pick up things they've forgotten and that's why they charge way over the top for goods. Sounds like bad practice too to me.
Exactly who does the bulk of their weekly shopping in a corner shop for heaven's sake? Yes, its ok for the odd loaf, pint of milk, and a daily paper but not much cop for anything else. Still can't see how trade for the few "shops" that are in lower Belvedere would have been affected - most of them are fast food shops anyway

I cannot believe they rejected the plans. That would have brought jobs and business to the area. People never look at the positives, they always start promoting the negatives. There wouldn't necessarily be more traffic in the area. You would have had necessary items at your door, from grocery to bed linen and TV's. It really amazes me, people will complain that they cannot get to the main shops when its icy and they could have had one on their doorstep with easy access and its rejected. Oh well! Their loss.

Its fine, we can deal with the over priced corner shops, with their rubbish customer service and letting their mates jump in front of you in the queue ( past experience). Cheers i'll spend my money outside of Belvedere.

The easiest way to deal with these robbing corner shops is just don't use them. Almost all the food is near its sell by date, if not past it. Then if you aint got ya eye on ya change its short or contains foreign coins. You wont ever see me in one, Id rather go without than use one. Of course old Patel don't want Asda in Belvedere, he's got resdents by the nads and he won't let go.

i think this is soo wrong why shouldnt we have a asda ??? i travel every week to bexleyheath to get my weekly shopping does the baker or the west union shop sell the nappies ect that i get for my child no they dont the baker has put his prices up so he dont get as much custom and the customer service in the west union is tragic the older lady snatches your money gives you wrong change and is always on the phone i have previously had to wait while she carried on having a chat and tecos express is over priced and sells crap and they wont go out of bussiness if you wanna crab somthing quick you will used the little locals but they dont sell a week on months worth of shopping in their little shops im so angry this is happing!!!!
