Regeneration plans for Wembley

WEMBLEY is to undergo a £40 million regeneration project over the next two years.

The joint venture has been taken on by Rotch Property Group and St Modwen Properties Plc.

The first phase of the demolition work is expected to start in the autumn at Central Square.

Most of the existing centre is going to be knocked down and redeveloped.

A mixed-use 30,000 square foot redevelopment including residential, retail and leisure, is planned by St Modwen's, which will see Central Square Piazza and the area around it transformed. The plan includes 235 new residential apartments - 85 of which will be affordable - a new public square, new hotel and improved access to the station.

Wembley Central Station is being modernised to improve capacity and safety in time for the Wembley Stadium opening in May 2006. The upgrade, to be completed by end of 2005, includes a new look ticket office, installation of CCTV, lifts and extra security measures and a new covered pedestrian footbridge from Station Grove to London Road. Once completed, the new look station will be able to handle match day crowds of 12,000 passengers an hour an increase of around 2,000 people an hour.

There are also proposals to redevelop the Elm Road site into new housing units and we have delivered improvements to Wembley High Road itself including new lighting, street furniture, CCTV cameras, better paving and introduced town centre wardens and better cleaning.

Edward Sweeney, who has lived near Central Square in Lancelot Road for fifty years said: "It is about time that Wembley high road was redeveloped.

"It has been going downhill for a while and there is not a lot on offer."

Leader of Brent Council, Councillor Ann John said: "Wembley is now one of London's most exciting regeneration opportunity with the new Wembley Stadium acting as a catalyst for the biggest transformation of the area since the 1920s. There are enormous opportunities here. Brent Council is working with an array of partners to make rapid progress and deliver a new Wembley. Wembley has already attracted millions of pounds of investment from the public and private sectors and with the transport and infrastructure improvements now in place, the area offers substantial potential. Brent Council will continue to work with partners to maximise regeneration opportunities and benefits for residents."
