There has been “enormous” interest in bringing anything from a yoga studio to an indoor climbing centre to Surrey Street.
Property consultants James Commercial have been trying to fill the empty space at unit 1, Bridge House, 11-19 Surrey Street for more than two years.
In that time, places like a sushi restaurant and Polish convenience store have all showed interest, but to no avail.
"Most if not all eventually realised that the main issue for them was deliveries and loading, due to the street market," partner at the company, James Stefanopoulos said.
Now the company believes they are close to filling the space.
That is why it has put in a planning application to add D2 use (entertainment and leisure) to the building.
"We have however received an enormous amount of interest from D2 type uses, such as a fitness gym, weights gym, boxing gym, board gaming venue, virtual reality venue, computer
gaming venue, escape rooms venue, yoga studio and indoor climbing centre," Mr Stefanopoulos wrote.
"We have therefore arrived at the conclusion that the unit would be more suited to a D2 use occupier, as the demand for this type of unit and in this location (with other similar uses next
door and opposite), has been tested by the excessive marketing period and the results are now a proven fact."
Now the company just has to wait and see.
