Two Bexley pubs will undergo major changes as planning permissions are submitted to re-open and convert pubs in the borough.

The Coach & Horses in North Cray Road could be converted into six apartments if planning permission is granted at a council meeting tonight, July 27.

The pub is not listed as an asset to the community and the council's planning officers recommend the changes for approval subject to conditions.

The Coach & Horses has a four out of five review on google but did not meet the criteria to be listed as a community asset.

This is despite a nomination by the Campaign for Real Ale for the pub to be listed.

A report going to Bexley councillors reads: “There is a national decline in pub trade, which is bringing about many closures due to issues of viability.

“Pubs that are surviving often have a strong food offer or other features that attract good community use.

“The current landlord of this establishment has attempted a quality food offer in partnership with a skilled chef, but it is considered that due to the position of the property and the limited floor space available, this has not been financially viable and is due to close imminently.”

With one pub being recommended for renovation planning permission has been submitted to reopen a former watering hole in Crayford.

The Royal Charlotte in Station Road could be reopened as a refurbished bar if a recently submitted application is approved.

Proposals for alterations to the pub including a refurbished bar, an extension to the first floor and an extension to provide 3 flats have been submitted to the council.

The Royal Charlotte had previously been run by Bexley Councillor Geraldene Lucia-Hennis and it closed its doors last year.

The current proposals for its reopening read: “It is proposed that the operation of the premises as a bar with earlier closing hours, and without music and entertainment nights and other special events etc., is more compatible with the location of the premises in a fully residential area.”
